Emirates Hills - Villa 45B

Meydan Hills Villas – Villa 25B

Emirates Hills is Dubai's most exclusive residential community — a private, gated neighbourhood of grand villas set among landscaped gardens and tranquil lakes. Villa 45B is a property of considerable scale and ambition, and Creative Avenue Decor Design was proud to have been selected as the specialist joinery subcontractor for this prestigious residential commission, working under main contractor Nikki Technical Services.

Our scope was comprehensive — covering every major space in the villa from initial design drawings through to the final fitting and installation. Over 6 weeks, from 15 September to 25 October 2026, our team delivered precision bespoke joinery and custom furniture across the entire property, maintaining the highest standards of craftsmanship throughout.

🛋️ Living Hall
A grand living hall featuring a large, statement custom TV unit — the centrepiece of the space — designed and built to anchor the room with both scale and elegance, complemented by carefully selected sofas and furniture.

🍳 Kitchen
A complete modern kitchen fit-out featuring glass-shutter wall cabinets, premium MDF wood-pressed shutters for the refrigerator enclosure — custom-designed to perfectly frame the client's appliance — and a fully designed kitchen island that adds both function and visual drama to the space.

☀️ Sunroom
Custom-designed joinery and rounded furniture details — bringing a distinct character to the sunroom with organic shapes and refined craftsmanship suited to a bright, relaxed living space.

🏋️ Gym Area
A dedicated gym space with a genuinely distinctive design — custom decorative glass panels featuring unique geometric cut-outs integrated into fluted panels, combined with wooden wall panels. A sophisticated blend of decorative elements that transforms a functional gym into an architectural interior feature.

🛏️ Son's Bedroom & Wardrobe Room
A custom bed and TV unit in the bedroom, plus a dedicated wardrobe room fitted entirely with bespoke storage — combining glass shutters and melamine-finish shutters — together with a full dressing table. The attached bathroom received custom shelving and a corner cabinet with wardrobe-style storage.

🛏️ Daughter's Bedroom & Wardrobe
A custom TV unit, bed and dressing mirror in the bedroom, with a fully fitted separate wardrobe area. The daughter's bathroom also received custom vanity work and storage.

🛏️ Master Bedroom (Parents' Suite)
A bespoke TV unit and a striking full-height cabinet wall — cabinets on both left and right sides framing a central fluted panel as the hero feature — with an integrated study table/workstation beside it. The complete suite has been photographed styled to showcase the finished room.

🪞 Bathroom & Vanity Areas
Extensive custom joinery throughout — including a large dressing and mirror unit approximately 6 metres in length and 2.5–3 metres in height, with custom drawers below. A statement cabinet unit with decorative 6mm strip detailing on the upper doors and fluted panel detailing on the lower section. Custom bathroom vanity units, drawers and storage beneath all washbasins — with matching vanity work in the daughter's bathroom.

🍽️ Dining Area
Bespoke dining furniture and related joinery details, completing the full ground-floor interior scope.

From the first drawing to the last installation, every element was manufactured in our Ajman factory and installed by our own specialist team — with zero outsourcing and full quality control at every stage. Villa 45B, Emirates Hills is a benchmark project that represents Creative Avenue's residential joinery capability at its very best.
